Accommodation Services is seeking a Resident Manager | Poutaki Wharenoho to lead operations at our Carlaw Park Student Village.
Reporting to the Head of Operations | Urumatua Whakahaere for Accommodation, you will have responsibility for the operations of this Residence. We are seeking a capable manager who can lead the development of a community that is safe, comfortable, supportive, conducive to academic success, and responsive to the needs of students & guests in residence. You will manage a team of professional staff (Administrator | Kaiwhakahaere, Weekend Receptionist | Kiripaepae and Resident Coordinator | Kairukuruku Wharenoho) along with the support of fixed term student staff (Resident Advisers | Kaitohutohu Wharenoho & Summer Staff).
You will role model appropriate sociability for your accommodation community as well as high levels of customer service for staff in your Residence. This is a live off-site role, so the successful candidate will need to be prepared to travel in and respond to critical incidents when required. After hours/weekend on-call is shared with a team of professional staff, and there will be some evening & weekend community events you will be required to attend.
You will be warm and open in your personal style but with a level of personal integrity that allows you to maintain consistent and respectful standards of behaviour within a community tolerant of diverse perspectives and needs.
This is a full-time (37.5 hours per week), permanent position, with a Band G salary range of $83,330 -$102,900 per annum, dependent on skills and experience. For more detailed information, please refer to the Position Description.

As a pragmatic operational manager, you will be able to deliver a high quality residential service to academic year residents and summer conference guests. With your strong sense of empathy, you'll be highly attuned to and responsive to the needs of those in your care. Your collaborative nature will enable you to work seamlessly with the broader team to meet the accommodation business needs. Experience working within a similar environment is desirable and staff management is essential. Candidates will be tertiary qualified in a relevant discipline and as responsibility for the residents’/guest health and safety will be a large component of this role.
In addition to your people skills, you're highly competent with digital tools—quick to master new systems and confident navigating platforms such as StarRez, Microsoft Office Suite, Teams, and OneNote. You bring advanced Excel proficiency to support room bookings and allocations, alongside experience in incident reporting, invoicing, email communications, and cross-system usage.

Accommodation exists to help residents to achieve the best they can from their University studies. They provide a safe, secure and supportive place for students to live and learn while attending the University. The primary role is to provide an environment that supports the emotional, physical, and academic well-being of all students in our residences, and in particular to help new students make a successful transition to the University. Accommodation is therefore managed by a professional staff whose key purpose is to ensure the pastoral care of residents and to support their academic efforts.
