Job Description
Mō te tūranga | About the role
As one of New Zealand’s leading retirement living providers, we have a network of 34 resident-led communities throughout the country – each with unique property, grounds, and building asset requirements that support our residents to live a truly fulfilling life as they age.
In this newly created leadership role, you will oversee the strategic management and optimisation of our property portfolio and physical assets – and have the rare opportunity to establish and shape a centralised function that supports our day-to-day operations and growth strategy.
Reporting into our GM Operations, you will understand what success looks like in leading a property portfolio – including budget oversight; implementation of long-term maintenance plans; monitoring of audit and compliance requirements; and planning and delivery of capital projects, refurbishment, and major grounds/garden works.
Alongside your team of property, grounds, and refurbishment experts you will, together, ensure our systems, policies, processes, and standards are well positioned to minimise risk and ensure operations are sustainable and efficient.
This role will involve stakeholder engagement and collaboration across our support office teams and our communities – guaranteeing plenty of variety and challenge. Given the breadth of our portfolio, this role will require travel around New Zealand from time to time.
Qualifications

With a minimum of ten years’ leadership experience in senior property, facilities, or asset management roles, you offer:
- Proven experience in establishing and leading national property frameworks – ideally across large multi-site portfolios
- Strong working knowledge of NZ building legislation, maintenance planning, and compliance obligations
- Strategic thinking – with operational discipline – to ensure effective implementation, risk management, and delivery
- Strong commercial acumen with proven ability in risk identification and mitigation
- Pragmatism and solutions focus
- Outstanding communication, negotiation, and collaboration skills – with the ability to maintain effective relationships across a diverse range of stakeholders
- Tertiary qualification in Property, Asset Management, Facilities Management, Building Science, or Engineering (or a related field)
