As Regional Manager - Assets & Maintenance, you'll lead a high-performing team responsible for ensuring that the regional property portfolio is managed and maintained to the highest standard throughout its lifecycle, ensuring that customers have ongoing access to warm, dry, safe and secure homes.

You'll be responsible for the management of responsive, routine and vacancy maintenance for large residential portfolios with an average expenditure of between $20m - $75m per annum depending on the region.

The Regional Manager - Assets and Maintenance has primary responsibility for ensuring that the rental income obtained from the portfolio is optimised; that investment/divestment decisions within their delegations are made, that all work programmes are aligned to the Regional Plan; that the portfolio's physical and financial performance meets agreed SPE targets; budgets and planned programmes are correctly set for the maintenance and upgrade needs of the region's portfolio, and that all portfolio risks are mitigated and issues are addressed.

You'll also be a senior relationship holder with Te Mahi Ng tahi Maintenance Partner to ensure that delivery of all maintenance services is performed in line with the contract and will provide key input into Maintenance Partner variation requests to the contract.

Ng pumanawatanga ou - What you will bring

  • A tertiary qualification in property, asset management, or a related discipline
  • Proven senior leadership experience managing large-scale property portfolios and optimizing the financial performance of the public and supported housing portfolios
  • Deep understanding of asset management lifecycle and operational maintenance delivery
  • Strong commercial acumen with expertise in commercial contracts, business case development, and budget forecasting
  • Strong stakeholder management across internal teams and external providers
  • Knowledge of public housing governance, investment planning, and sector regulations
  • Excellent decision-making, judgement, and collaboration skills in a matrixed environment
  • Familiarity with property-related legislation (e.g. Residential Tenancies Act, BWOF, RMA)
  • Commitment to customer wellbeing and delivery of safe and secure homes
  • You'll have a track record of leading high-performing teams
  • You'll have a wealth of experience of operational maintenance, and of overseeing commercial contractual management
  • You'll be knowledgeable in business planning, project and programme management

As this role necessitates travel in and around the region, you'll need a full and current New Zealand driver's license.
