Connexa is New Zealand’s leading mobile tower infrastructure company, driven by a mission to enable a more connected digital future for Aotearoa New Zealand. We do this by designing, building and managing mobile sites across the country for telecommunications providers (like Spark and 2degrees) to expand their coverage efficiently and sustainably. Our tower portfolio of 2,500 covers Cape Reinga to Bluff and is the largest in New Zealand.

Kiwis’ mobile data use has increased dramatically in recent years and demand for mobile services continues to grow. The Connexa team is focused on ensuring Aotearoa is keeping up with this increasing demand, both today and into the future, by building an additional 800 towers over the next eight years to support the required growth in coverage and capacity.

The Role

As a Property Manager you will play a pivotal role in managing and growing Connexa’s property portfolio; focusing on ensuring we have excellent relationships with a diverse range of landlords across New Zealand, renegotiating with existing landlords or acquiring new sites.

You’ll be joining a dynamic and supportive property team that thrives on collaboration, continuous learning, and playing a pivotal role in delivering the infrastructure that keeps Aotearoa connected.

Key Responsibilities:

  • Ensuring Connexa has secure and reliable tenure from its current property portfolio and enough new sites to meet ambitious build and upgrade targets
  • Maintaining and nurturing excellent relationships with landlords - positioning Connexa as a sought after and trustworthy tenant
  • Identifying opportunities to improve portfolio economics and overall outcomes for Connexa
  • Negotiating new leases and renewals
  • Managing budgets and maintaining accurate site records and lease documentation
  • Negotiating changes to existing leases
  • Negotiating ground lease buyouts
  • Developing site strategies
  • Contributing to the set up and scale up of the Property Team, anticipating risks/issues and identifying opportunities
  • Networking with Telecommunication companies and other corporations with national property portfolios
  • Following our health and safety procedures, and speaking up about hazards and any health and safety events (incidents and accidents)

Requirements

You’ll need:

  • Proven experience within Commercial Property Management
  • Relevant Tertiary Qualifications (Bachelor of Property)
  • Excellent negotiation skills
  • Strong relationship building skills across a wide range of people
  • Fantastic communication skills in all formats
  • A creative approach to problem-solving
  • Ability to collaborate effectively with multiple internal and external stakeholders
  • A recognition and embrace and differences and diversity in the workplace
  • A growth mindset and desire for continuous improvement
